Landlord Fees
- Introduction is charged at 8%* + VAT payable once a suitable tenant has been agreed and accepted.
Tenant selection, introduction and referencing. Notifying Council and utility suppliers of the new tenants moving in the property. Ensuring payment of rent and any follow up action is the duty of the landlord.
- Rent Collection Service is charged at an additional 2%* + VAT for collecting the rent and following up the rent due.
- Management Service is charged at an additional 4%* + VAT and the property is fully managed by us.
Includes the above Rent Collection Service. Arranging routine repairs and maintenance under agreed amount
Arrangement of gas safety certificates and EPCs.
Arrange inventory and schedule of condition.
Routine property inspections.
End of tenancy process.
- Referencing Fee – £35 per tenant
- Rent Guarantee Policy – Price at application.
- Deposit Protection - £35 per application.
- Renewals - Charged at 5%* + VAT for the second year. Subsequent renewals charged at 4%* + VAT.

Tenant Fees
New Assured Shorthold Tenancies (ASTs) signed on or after 1 June 2019
- Rent – Fixed upon agreement of the contract. Subject to changes at the landlord’s discretion upon renewal of the contract.
- Refundable tenancy deposit –
5 weeks’ rent if annual rent is below £50,000.
6 weeks’ rent if annual rent exceeds £50,000.
- Refundable holding deposit – 1 weeks’ rent*.
This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
- Payments to amend the tenancy when requested by the tenant - £50, or reasonable costs incurred if higher.
- Payments associated with early termination of the tenancy – £100 per tenancy plus all rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of rent outstanding in the tenancy.
- Payments in respect of utilities, communication services, TV Licence and Council Tax – unless otherwise expressly stated in the agreed terms of the tenancy.
- Payment in the event of default – for late payment of rent and replacement of lost key(s) / security device, provided the tenancy agreement requires such payment to be made.
Conditions apply:
o Loss of key(s) or other security device giving access to the property – cost is what is reasonably incurred by the landlord or letting agent. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
o Late payment of rent (more than 14 days overdue) – Interest chargeable at a rate of 3% above the Bank of England base rate.
